Established in 2005, Get Let Letting Agents is now trusted to manage over 725 properties throughout Dublin. We are a hard-working team of eleven people dedicated to doing our jobs in the right manner, ensuring that we offer the best possible service to our landlords and their tenants. 

We are a progressive company that seeks to constantly evolve and improve as we grow. We take pride in the fact that over 95% of our new business is referred to us by existing clients, and we achieve this by working hard to ensure that every one of our clients receive a first-class service. 

We are experienced landlords and understand that our clients require the best tenants available, full transparency throughout and compliant paperwork. 

Get Let has stringent standard operating procedures and the best technology available to ensure that our service levels are unrivalled. Our fee structure is straightforward and has no hidden fees or costs. Our contractors are thoroughly vetted and are loyal to us.

Advertising. Well worded and informative advertisements. Professional photographs and a virtual tour with our compliments. 

Tenant Selection. We only carry out private viewings to ensure that we can hand-pick the right people to live in your property. 

Paperwork. All correspondence is put onto our CRM, we keep a record of everything. Our paperwork is why we have such a high success rate in the rare occasion that we have had to use the RTB dispute resolution service. 

Respect Tenants. We believe that tenants who pay rent and respect your property in turn deserve the best service. We address all maintenance issues promptly. 

Photo Inventories. We use photo inventory software which enables us to take hundreds of photos of every property before tenants move in.

Meet the Team

The Get Let team is a group of extraordinarily hard workers who take pride in offering the highest standard of letting and management. We truly are a team; we enjoy where we work, what we do and what we achieve together. 

Gavin Mulcahy 

Managing Director 

Gavin co-founded the company in 2005. Prior to this he spent seven years working as the operations manager for a UK property company. Gavin ensures that the company is always smoothly run and that everybody adheres to our stringent standard operating procedures. Gavin’s work ethic and love for his job is infectious for the rest of the Get Let team. He is a member of IPAV and is a fully licensed sales and lettings negotiator with the PSRA. In 2023 he joined the board of the Smithfield Stoneybatter Business Association.

Sarah Dowling

Senior Lettings Negotiator 

Sarah joined our team in March 2018. Having worked for Irish Relo (Dwellworks) for five years and with another estate agency prior to this, she has a strong background in property. Sarah has completed the Higher Certificate in in Real Estate (Valuation, Sale and Management) in TU Dublin (in collaboration with IPAV) with a distinction grade. She is also a member of IPAV and is a fully licensed sales and lettings negotiator with the PSRA. Sarah is known in the office for her high efficiency and is a first class lettings negotiator. 

Michelle Hoare 

Senior Lettings Negotiator 

Michelle joined our team in May 2018, shortly after taking time out to see the world. Michelle has a strong background in administration and has proven herself to be an excellent lettings negotiator. Michelle has completed the Higher Certificate in in Real Estate (Valuation, Sale and Management) in TU Dublin (in collaboration with IPAV) with a distinction grade. She is also a member of IPAV and is a fully licensed sales and lettings negotiator with the PSRA. Michelle’s appetite for success is clear to all who meet her. 

Martin Toth 

Lettings Negotiator 

Martin joined Get Let in 2017 after completing a Masters Degree in the National College of Ireland. A people person with a desire to work hard alongside a strong background in sales and management, Martin made himself an integral part of our team within his first month of joining the team. Martin completed the Higher Certificate in Real Estate (Valuation, Sale and Management) in TU Dublin (in collaboration with IPAV) in 2023.

Diana Farkas 

Lettings Negotiator 

Diana joined the team in the beginning of 2022 with over 10 years in a managerial role in the hospitality sector. Her background has given her great experience working in fast paced environments and has provided her with excellent communication and customer service skills. Diana currently works as a Lettings Negotiator and recently completed the Higher Certificate in in Real Estate (Valuation, Sale and Management) in TU Dublin (in collaboration with IPAV). 

Maria Hunston 

Property Administrator  

Currently studying the Higher Certificate in in Real Estate (Valuation, Sale and Management) in TU Dublin (in collaboration with IPAV), Maria joined the Get Property Estate Agents team in early 2022. She has an extensive background in property, having worked for Housing Together for 2 years and for another estate agency prior to this. Maria is a great addition to our team and quickly became a key member of it.

Aoife Mulcahy 

Financial Controller & Compliance 

Aoife joined Get Let in 2011. Aoife ensures that the back office runs smoothly, that all sales adhere fully to our standard operating procedures and that we maintain our highest standards at all times. Aoife received honours in her degree studying Business, Economics and Social Studies at Trinity College Dublin in 1996. 

Julia Volodtchenko  

Payments Manager 

Julia joined Get Let Letting Agents in 2014 on a part time basis after completing a Diploma in Business Studies. It became apparent within one week that Julia was highly efficient and proficient in all aspects within our office. She now works full time for Get Let and is a valuable member of our team. She ensures that all accounts are continuously reconciled, that monies received are in the correct accounts and that rent received is paid quickly to each landlord.

David Harris 

Property Inspector 

David joined Get Let in early 2016. He has a strong background in maintenance and immediately established himself into our team. Dave’s primary role is to carry out routine inspections of our property portfolio. His knowledge combined with his warm personality and bright outlook on life make him highly suitable for this role.

Darren Fitzgerald 

Maintenance Manager 

Darren joined Get Let in the second half of 2016. Prior to this Darren worked in fleet and property management for eight years. Darren has a Degree in Business and an appetite to please people. Darren currently heads up the maintenance division of Get Let. He has gained enormous knowledge of property maintenance and recently successfully integrated Acquaint Maintenance CRM into our company. He is currently enrolled in the IPAV Higher Certificate in Real Estate at TU Dublin.

Aisling Hellier   

Property Administrator 

Aisling joined the team in 2022. With over 5 years’ administration and receptionist experience, Aisling is an important member of the team and is eager to succeed with any task she is faced with. She is involved in all areas within the office and ensures everyone is up to date on RTB legislation. Aisling’s positive attitude and work ethic make her an essential member of the Get Let team. 

Lexi Mulcahy  

Security Manager 

Lexi joined the Get Let team back in 2013. As head of security, Lexi is in charge of screening all potential interview candidates. On the occasional ruff day in the office, Lexi ensures everyone is in good spirits with her paws-itive attitude. She never has to be hounded to come to work. 

Our Lettings Service 

 We commit to the following for all lettings which we take on: 

  • We advertise properties on this website, Myhome.ie, Daft.ie, Rent.ie & Property.ie.
  • We ensure that advertisements are updated daily to keep them towards the top of searches. 
  • We want your property to stand out so we arrange professional photographs at our expense. We take care to launch informative and well-presented advertisements with the added benefit of a virtual tour. 
  • We only carry out private viewings. This extra time commitment ensures that we can handpick the most suitable tenants for you. 
  • High standards. We will never recommend a tenant to you who we are not fully happy with. 
  • To communicate well. We will keep you updated as the marketing process develops. 
  • To reference check. We verify all work and landlord references. 
  • To agree all with you. We will not accept an offer without your full agreement. 
  • Detailed photo inventory. We always take extensive photos of each property before a tenancy begins, which provides a record of every inch of the property. We then send this to the tenant in Pdf form. This eliminates any uncertainty about the condition of the property before, during and after a tenancy.
  • All tenants sign a lease agreement and we also read out all salient parts of a lease agreement to them. 
  • We register every property with the RTB. 
  • We ensure that gas, electricity and water are registered in the new tenant’s name. 
  • We notify the tenant of contact details for any repairs or maintenance. See the management section below for more details. 
  • We notify the tenant of arrangements for rent payment. 
  • We accept payment for the booking deposit, security deposit and any advance on rent. This is all recorded on our CRM system and passed to you, less any pre-agreed costs. 
  • We have invested in ‘Acquaint’ software, a CRM system which allows the entire history of your property to be available to all in the company. This keeps everyone up to date on all relevant matters.

Our Management Service

Good management of a property does not simply mean processing rents. It also means taking care of tenant maintenance issues quickly, sending out our carefully chosen contractors, addressing any concerns or queries that landlords or tenants have, being the first port of call to address any problems. 

When we move tenants into a property we: 

  1. Spend an average of 35 minutes going through all paperwork with tenants. 
  2. Carry out a comprehensive photo inventory. 
  3. Explain how to report a maintenance fault with Get Let. 
  4. Explain that we are contractually bound to carry out inspection visits. 
  5. Register the tenancy with the RTB. 
  6. Register utilities in the name of the tenants. 

Each property is then inspected at least twice a year, with full feedback given to landlords about how we find your property’s condition. 

From time to time we experience disagreements with tenants and these sometimes escalate to such an extent that we require RTB adjudication. Our experience of RTB adjudication has only been positive; we have found that if we can demonstrate that have done our best to work the problem out with the tenant then the RTB deem in our landlords’ favour. 

Good paperwork is crucial for such an event, so we always ensure that our paperwork is fully up to date. 

We commit to the following with all properties managed by Get Let: 

  • We ensure that all paperwork such as lease renewals and rent reviews are up to date. 
  • We arrange property inspections to be carried out on every property twice a year. 
  • We handle any maintenance issues which arise promptly and have an extensive list of trusted contractors. 
  • You will be forewarned of any maintenance costs. 
  • We also manage refurbishment works to get a property to meet minimum rental standards. 
  • We appoint a property manager to each property which allows both landlords and tenants to have a point of contact for any queries they may have. 
  • In the rare occasion that an RTB dispute occurs we always ensure that all paperwork is correct & concise. 
  • We process the monthly rent in a timely manner, the norm is within one working day. You will receive a full statement and invoice each month. 
  • We provide monthly and end of year account statements outlining rent received and any deductions made.
